Ontario roofs take a beating — freeze-thaw cycles, ice, heavy snow, summer heat and storms. How long yours lasts depends mostly on the material and how well it was installed and maintained. Here's what to expect, and how to tell when it's time to start planning.
Roof lifespan by material
| Material | Typical lifespan in Ontario |
|---|---|
| 3-tab asphalt shingle | 15 – 20 years |
| Architectural asphalt shingle | 25 – 30 years |
| Metal roof | 40 – 70 years |
| Flat roof (EPDM / TPO / mod-bit) | 15 – 30 years |
| Slate / clay tile | 50 – 100 years |
What shortens a roof’s life in Ontario
- Freeze-thaw & ice dams. Water works into small gaps, freezes, expands and lifts materials.
- Poor attic ventilation. Traps heat and moisture, cooking shingles from below and rotting the deck.
- Storm damage. Wind lifts shingles; hail bruises them; debris punctures flat roofs.
- Bad installation. The single biggest factor — a great shingle installed poorly fails early.
- Deferred repairs. Small unfixed issues (a bit of failed flashing) age the whole roof faster.
Signs your roof is near the end
- Shingles that are curling, cracking, bald (losing granules) or missing.
- Granules collecting in your eavestroughs.
- Daylight or water stains in the attic.
- Sagging areas or widespread moss.
- It's simply near or past the age range above.
Seeing a few of these doesn't always mean a full replacement — but it does mean you should get it looked at before a leak forces the decision for you.

Frequently asked questions
Can I make my roof last longer?
Yes — fixing small issues early, keeping eavestroughs clear, ensuring good attic ventilation, and getting periodic inspections can add years to a roof’s life.
How often should I have my roof inspected?
A quick professional inspection every 1–2 years, and after any major storm, is a good rule of thumb in Ontario’s climate. Karam Roofing offers free inspections across the GTA.
My roof is 20 years old but not leaking — should I replace it?
Not necessarily. A free inspection will tell you whether it has good years left or is living on borrowed time, so you can plan the replacement on your terms instead of during an emergency.
